We offer a free property appraisal seven days a week and in the evenings at a time to suit you where we can offer advice on legal and mortgage requirements, provide honest advice as to how to ensure the property is quickly tenanted and to agree a suitable rental price.
As standard, Lettings Chorley will;
• Take quality photographs and collate property description detail ready for marketing
• Advertise your property on our website and nationally via Rightmove within 24 hours of receipt of paperwork.
• Erect a professional ‘To Let’ sign board
• Keep you informed every step of the way as to enquiries, viewings and potential applicants. Lettings Chorley will send you a detailed progress report each week to determine the interest in your property and will form the basis of any remedial action to ensure your property is let swiftly
• Accompany all viewings available seven days a week and at evenings
• Source suitable tenants and conduct credit checks on any applicants
• Conduct a property inventory check which will include written and photographic content
• Draw up the legal documents required for the tenancy of the property
• Obtain the deposit from the tenant and place in a secure scheme
• Check the tenant into the property and inform the utility companies as appropriate, along with the supply of meter readings.
• Contact the tenant within two weeks of move in date to ensure they are happy
• Check the tenant out of the property and arrange the deposit return
All of this fantastic service is Lettings Chorley’s Let Only Service, at a one off cost of £450 (VAT not applicable) per property.
For full peace of mind Lettings Chorley offer a Fully Managed Service whereby in addition to the above, Lettings Chorley will;
• Be the first point of contact for the tenant
• Arrange for maintenance quotations
• Upon your approval of any maintenance, will arrange for this to be done and can inspect the finished work on your behalf
• Arrange gas and electrical safety inspections and certification as appropriate
• Collect the rent directly from the tenants each month
