A five star gold award winning Georgian home (circa 1830) offers first class bed and breakfast accommodation, set in a quiet residential street just ten minutes stroll from Canterbury city centre. It is close to the universities and public schools and is ideally situated for exploring the city, coastline or the beautiful Kent countryside and is an ideal location for short breaks, long weekends or business trips.

All of the guest bedrooms have been professionally designed with ensuite facilities, with the added extra touches to make your stay comfortable and memorable.

Guests have their own keys and free access throughout the day to their rooms and the guest sitting room. There is an extensive range of sample menus from the excellent local restaurants, all within walking distance. We will happily make reservations to the theatre, restaurants and other visitor and historic attractions for you

A full and varied breakfast, catering for most diets, is served overlooking the attractive walled garden. Local produce is used wherever possible.

In the summer, enjoy sitting in the walled garden after a busy day sightseeing or completing that important business deal. Magnolia House is not licensed, but you are welcome to bring your own drinks – corkscrews, wine coolers and glasses can all be provided.

The owner, Isobelle Leggett ACIM, has vast experience in the hospitality industry having trained in small hotels and working in every aspect of the industry, including marketing and PR. She is supported by fully trained staff who take a pride in Magnolia House and the high standards it demands, going the extra mile to ensure guests have every comfort and enjoy the special experience of staying at Magnolia House.

We are just a 10 minute walk from the city centre and the business sectors for those on business trips.
